Hong Kong living investment ranked fifth among Asia-Pacific markets after attracting 24 student-housing conversion deals worth USD1.63bn since 2021, according to Cushman & Wakefield.

Ten transactions valued at USD739.9m were completed during the first seven months of 2026, supported by accommodation shortages and continued growth in the student population.

The APAC Living Investor Survey 2026 found that 90% of respondents were considering repositioning or change-of-use investment opportunities in Hong Kong.

Across Asia-Pacific, living-sector investment could reach USD33.2bn over the next five years, with 85% of investors planning to increase allocations.

However, a shortage of institutional-grade assets could intensify competition. Around 44% of respondents identified differing price expectations between buyers and sellers as a major obstacle.

Conversions of office and hotel properties into living-sector assets are becoming increasingly important in both Hong Kong and Singapore.
