Hong Kong family office property investment is increasing as wealthy families and ultra-high-net-worth investors acquire discounted commercial real estate assets, according to Knight Frank.

Family offices and wealthy private investors accounted for 16% of commercial property transactions during 2026 to date, compared with 9% in 2025.

Hotel transaction volume reached HKD11.3bn (USD1.4bn), nearly double the HKD6.3bn recorded throughout last year.

Private capital represented 24% of transactions involving hotels and student accommodation, reflecting demand for properties that could be converted into rental housing or student residences.

Raffles Family Office Chief Investment Officer Ken Peng said an anticipated 0.25 percentage point increase in US Federal Reserve interest rates in December would have limited impact on property acquisitions.

Hong Kong investors are also pursuing real estate opportunities in Japan, Europe and the United States.

The trend highlights growing family office interest in commercial property as investors seek discounted assets, rental income and long-term portfolio diversification.
